1. Refrigerator

When the fridge fails, you'll hear about it fast — spoiled food, an angry guest review, or an after-hours call. Catch it early.

  • Fridge and freezer at temperature

  • No water pooling under drawers
  • No ice buildup in the freezer
  • Water dispenser flows normally

2. Ice maker

Guests and tenants use more ice in hot weather — even more in pool homes, party rentals, and properties with outdoor kitchens or bars. Hard water + heavy use is the #1 ice maker killer in Vegas.

3. Dishwasher

Dishwashers in rentals get overloaded, under-cleaned, and run with the wrong detergent. Hard water makes every problem more visible on the dishes that come out.

  • Drains fully — no standing water
  • No bad odor

4. Washing machine

  • Fills, drains, and spins correctly

  • Hoses not cracked or bulging
  • Hot & cold valves working

5. Dryer

Dryer maintenance matters for performance and safety. Tenants and guests rarely clean lint screens consistently.

6. Oven & range

Gas smell

If there's ever a gas smell, turn off the appliance, avoid open flames or switches nearby, and call the gas utility first — then schedule appliance repair.

7. Microwave & garbage disposal

  • Microwave heats; turntable spins
  • Door & handle in good shape

  • Disposal runs and drains
